Since 20 May 2026 the whole EU shares tourist-rental data. Here is what it means for you.
Regulation (EU) 2024/1028 of 11 April 2024 has applied since 20 May 2026. Its aim is to harmonise, across the Union, the collection and exchange of data on short-term accommodation rental services.
Who it affects: any furnished accommodation let for short periods (less than a year) for payment — whether a single room or a whole home, and whether the host is a professional or a private individual.
What it requires: Member States must run a registration procedure that assigns a number to the accommodation, which must be displayed in listings. Online platforms (Airbnb, Booking, Vrbo) must periodically transmit activity data to the authorities and verify those registration numbers.
What it does not do: the Regulation does not decide whether you may let your property — that still depends on national, regional and municipal rules. It is, above all, a transparency-and-data measure, designed to give authorities reliable market information.
For Costa del Sol owners, the practical effect is that listings and compliance become more closely monitored and traceable. It is wise to have your registry status in order before you advertise.
